Property taxes are calculated by multiplying the Current Value Assessment of a property, determined by the Municipal Property Assessment Corporation (MPAC), by the combined municipal and education tax rates for the property class. Your local municipality prepares the tax bill. For details on your property tax bill, contact your municipality's finance/treasury department. If your property is in an unincorporated Ontario territory, taxes are collected via the Provincial Land Tax program by the Provincial Land Tax Office in Thunder Bay. MPAC assesses properties based on their current value as of January 1, 2016. If changes like new construction occur during a tax year, MPAC sends an updated assessment notice. An assessment notice isn't a tax bill; municipalities send tax bills annually. More info on the assessment process is on MPAC's website.
